Renovation

Steven Schaefer Associates has a significant resume of renovation and restoration projects – including historic, urban, and reuse. We assess deficiencies accurately, suggest appropriate options, design the best possible solution, and provide a clear and concise set of construction documents. Our firm also provides construction administration services and can aid in the bidding phase and construction process.

Examples of our renovation projects:

580 BUILDING – Cincinnati, OH
The project for this 17-story 600,000-sq ft office building included façade improvements and interior renovations such as added second floor space to the northwest corner, removing existing stairs and escalators, reworking the mid-block entry to be the new main entry, new escalators and stairs, and added elevator shafts.

OTTERBEIN COLLEGE RESIDENCE HALL RENOVATION – Westerville, OH
The conversion of a three-story, 56,000 sq ft nursing home into a residence hall for 200 students included administrative offices on the first floor.  Over 100 feet of bearing walls were removed in the first floor and the bearing wall removal process was carefully engineered to avoid disturbing the residents that had moved into the renovated units above.

MUHLHAUSER BARN – West Chester Township, OH
This 1881 timber-frame barn was reconstructed at the base of Beckett Ridge and will become the centerpiece of a new park development. The structure utilizes the original wood structure with reinforced steel connections.  The building has a full basement on the grade level with a precast concrete first floor. The barn received the 2008 “Outstanding Facility Award from The Ohio Parks and Recreation Association.

WESTWOOD TOWN HALL RESTORATION/RENOVATION – Westwood, OH
Steven Schaefer Associates provided the structural design for the renovation of this historic structure that dates back to the 1880s and served as a town hall when Westwood was a 19th-century suburb of Cincinnati.

ODDFELLOWS HALL – Covington, KY
This 150-year-old landmark in Covington, Kentucky was gutted by fire. Steven Schaefer Associates designed a temporary bracing system to stabilize the remaining masonry walls while allowing workers to safely remove the debris from inside the building. We also provided structural design services for the new structure, with a free-standing steel frame designed to fit within the remaining walls and an innovative reinforced concrete mat slab foundation system.
