Emery Park Condominiums
– Mariemont, OH
Following Jordan Park Condominiums, the first phase of this multi-phase development, this new building will include three residential stories with 36 single level condominiums all located over one story of private parking. In keeping with the surrounding historic area, the building will have gabled rooftops, roof dormers, gables, changing materials of brick and stone, and timber frames, using Tudor-style architecture. Many of the units will have large balconies as well. The parking garage is larger in footprint than the residential living area allowing for larger ground level terraces outside the building and above the parking garage.

CAPTAIN’S WATCH
– Cincinnati, OH
This new 88,000 sq ft, 40-unit condominium building combines the convenience of living downtown with the benefits of living in a park setting. The building overlooks the Ohio River and Sawyer Point. The four stories of luxury units sit atop a one-story parking garage. The building is wood-framed and is clad with a combination of brick, CMU and cast stone. Each unit has its own balcony to maximize the benefit of its location. Included inside the building is a fitness center on the first level along with an exterior amenity deck sitting atop the parking level.

DOWNTOWN CONDOMINIUMS
– Columbus, OH
Steven Schaefer Associates worked with local architect Brian Kent Jones Architects to provide the structural design for two phases of this multiple-city-block residential development in downtown Columbus. The first phase will consist of fourteen 3-story townhomes over twelve single-story garden units, plus detached garages. The first half of the wood-framed condominium building will be completed in Fall 2010. The second phase will consist of a 25-unit, five-story condominium building (shown at left). The four-story, wood-framed residences will be situated on top of a single-story post-tensioned concrete parking garage with space for 30 cars.

PARKER FLATS
– Cincinnati, OH
This $11 million building consists of five stories of condominiums over three stories of parking garage, with a total of 55 units. In addition, the building has a partial level steel-framed penthouse. The building is situated on a sloping site located at the west edge of downtown Cincinnati. The condominiums are intended to have an industrial loft feel that includes exposed concrete floors, steel beams, and open mezzanines. The primary structural system consists of post-tensioned, reinforced concrete slabs and girders supported by reinforced concrete columns on a deep foundation system. Parker Flats was honored with Juror's Special Mention at the first annual CORA Residential Design Awards. The Congress of Residential Architecture and AIA Cincinnati recognized the project as excellence in residential design.

NORTH CAROLINA MOUNTAIN HOUSE
The North Carolina Mountain House had the requirement of a heavily fenestrated north elevation to take advantage of the mountain views. That, coupled with the open screened porch, provided a challenging design to brace the structure against lateral wind loads. Two-story shear walls with openings detailed provided lateral bracing on the north elevation along with shear walls in other solid wall sections. The screened-in porch used shear walls anchored to posts and beams below to transfer loads to foundation walls and piers. Retaining wall foundations were utilized to accommodate the steep mountain side conditions.

LAUREL HOMES
– Cincinnati, OH
Steven Schaefer Associates provided the structural design for Laurel Homes, an urban neighborhood revitalization which consists of 371 rental units and 100 homeownership units. All of the housing is in the form of row houses and features a mix of two- and three-story homes in addition to three-story town homes. The development is designed to incorporate the architectural details of the existing neighborhood structures.

SOUTH SHORE CONDOMINIUMS
– Newport, KY
Steven Schaefer Associates, Inc. provided the structural design of this seventeen-story condominium building above a four-story garage. The condos total 165,000 sq ft with the first level that includes a landscaped plaza and outdoor pool. The garage is 119,500 sq ft with parking for 300 cars. The condos are reinforced concrete using flat plate floors. The garage is a two-way, post-tensioned flat plate system. The structure will be supported by reinforced concrete columns and shear walls. The foundations will be auger cast piles 70 ft deep. The total structure height is approximately 238 feet.

RESIDENCE
– South Carolina
This three-story residence has 4,680 sq ft of enclosed space plus 520 sq ft of porches and decks. The house was constructed using concrete block foundation walls with brick veneer on concrete footings, with a wood-framed structure above. The lowest level is unfinished space that consists of a two-car garage, a large amount of storage area and a lower entry area. The second level consists of a large covered entry porch, an entry foyer, bedrooms and living space with a large wrap-around deck. The third level consists of additional bedrooms and living space. There is an elevator that stops at all three levels and a large fireplace in the living room.
